Principal Reductions
PRINCIPAL REDUCTION is not new as many loan officers and realtors may think…
To understand, we have to learn about what real estate investors do. Many investors buy and sell notes. There are two kinds; performing notes (PN) and non performing notes (NPN). The NPN or non performing notes are mortgages in default. These notes are usually sold by the current investor at a discounted price.
After a note is bought, the investor that purchased the note, becomes the new lender for the property owner. What now?… it’s to the new investors’ best interest to try to improve the performance of the note. This enables the value of the note to increase making the resale of the note at a higher price or keep it making a good return in their investment.
In order to improve the performance of the note they do what is called NOTE RESTRUCTURING. They restructure the terms of the loan with the property owner in order to reach a new agreement enabling the homeowner to make their payments on time… this is the same as what we all know as PRINCIPAL REDUCTION.
IMPORTANT: This program is not for every client, our investors are looking for clients that are capable to make the payments of the new note, with proven employment history.
